 * Type of auto (intermediate and larger) --at least 40% of total.

Traffic Flow by Site - Daily Traffic
 * Minimum traffic flow should be based on type of car wash the investor is looking
into:
 * Traffic Signal at the immediate intersection
 * Traffic speed past your door less than 40 MPH
 * Good Ingress and Egress in and out of the Site
 * No traffic Island
 * Type (Commuter or Shopper). Minimum of 50% of traffic at peak hour is a minus.  
 * Local Shopper is the preferred type.

 * Shopping Centers - Fast Food Establishments Specifics
 * Proximity and ease of visibility within the center.

 * Direct street access by consumers is a plus.
 * Auto Dealerships and Auto related businesses

 * Number in the trading area.
 * Type, "Know your Competition"
 * Wash Quality of their location &Operational Procedures
 * Preferred properties will be higher quality locations.

Economic Forecast for the Area (10 year term).
 * Future growth is a plus. Multiple Housing, Condos, Malls etc.
 * Future decline is a minus.

Site Business, Ideal Lot Size  Specifics
 * A running length, minimum of 200' deep x Width minimum of 150'

Lot Shape
 * Rectangular is a plus.
 * Buildings adjacent properties set back at least 20 feet.
 * Physical obstructions to entry (electrical poles and guy wires, etc.).
 * Curb cute, minimum width is 30 feet.
